Owner Occupier
Case Study Analysis
An overview of how Wayfinder assisted a client looking to purchase a property to occupy.
Challenges
- Young newly wed couple tired from countless open houses
- Had their lease ending in 3 months - required fast settlement.
- Needed larger land to house machinery
Numbers
- Saved thousands connecting to trusted parters at lower rates
- Saved thousands in renovations buying a house that “had it all”.
Objectives
We were approached by a newly wed couple who were seeking to buy their first home. Their main requirements were to be close to the brides parents (wealthy part of QLD), modern home and a property that could house machinery as the husband was a landscaper. The couple had up to $750,000 to spend.
Our Engagement Method
We sat down with the couple in person and went through a detailed questionnaire, which helped to ascertain a breakdown of everything they were seeking and commitment to their Top 6 “Must Have’s”.
The team immediately went to work, leveraging the vast network of relationships with agents in the area for off-market opportunities. We leveraged our off-market database and widened our network by emailing and calling upon agents we had not yet developed a relationship with. There were 3 properties found off-market that fit within the clients asks. We travelled to QLD and attended open homes with the client and they found the perfect home.
Result #1
In a difficult QLD market where listings are short-lived, the Wayfinder team pivoted to expand our network until we found new opportunities that had not been released to market, of which 1 was perfect for our client.
Result #2
We achieved all 3 priorities our clients set, only 5mins away from parents, a 712sqm block with a large shed and modern facade with newly renovated interior.
Result #3
Helped to connect with a partner conveyancer and also obtain a 2nd opinion for their mortgage at a lower rate.
Result #4
We negotiated a faster settlement so our clients were able to move out of their rental and in their 1st home with ease.
